These terms govern use of KAIZENunitservices.com, operated by KAIZEN AMS Property Supervision L.L.C. (“KAIZEN”, “we”, “us”), Trade Licence 653415. They do not replace a signed property management agreement.

Please read these terms before using the website. Any agreement to additional service terms will be obtained through the relevant contracting process. Mandatory rights under applicable law remain unaffected.

The website provides general information about residential property management in Dubai and allows you to request a quotation or contact our team. Articles and market information are general guidance, not individual legal, tax or investment advice. Confirm information relevant to your circumstances before relying on it.

We aim to keep information accurate but may correct errors or update content. Availability, scope and pricing must be confirmed for the relevant property.

Submitting a form, uploading a document, requesting a price or contacting us does not itself appoint KAIZEN, create a management agreement or authorise us to act for you.

Provide accurate information and ensure you are the owner or authorised to act for the owner. We may request supporting documents before confirming eligibility, pricing or an appointment. A quotation is based on the information provided and is subject to its stated validity period and conditions.

Any advertised starting price is an indication of the minimum advertised fee, not a guaranteed quotation for every property. Your actual fee, VAT treatment, payment schedule, service inclusions and exclusions must be set out in the quotation and management agreement.

Do not assume that management fees include maintenance work, contractor charges, government fees, registration charges, utilities or other third-party costs unless expressly included in your agreement. Necessary approvals and spending authorities will be governed by that agreement.

Services begin only after the required agreement, checks, documents and agreed payment arrangements are completed. Any authority to communicate, register documents, collect rent, appoint contractors or take other action must follow the management agreement and applicable law.

Tenancy decisions and services remain subject to necessary owner approvals and lawful authority. We do not guarantee a particular rent, tenant, occupancy level, investment return or property valuation unless an express written agreement provides otherwise.

These website terms do not create a checkout, subscription or refund guarantee. Where payment facilities are offered, the applicable total, payment conditions and relevant cancellation or refund terms must be disclosed before payment.

Cancellation, termination, renewal and any refund entitlement for property management services are governed by the management agreement and mandatory law. Please request these terms before appointing us. No cancellation promise should be inferred from general website wording if it has not been expressly confirmed in your agreement.

Do not use the website unlawfully, attempt unauthorised access, upload malicious material, interfere with its operation or submit misleading information. Upload only documents you are entitled to provide and avoid disclosing unnecessary information about others.

You retain your rights in documents you submit. You permit us to receive, review and use them to handle your enquiry or deliver agreed services, subject to our Privacy Policy and applicable law. Uploading documents does not transfer their ownership to us.

Website text, branding and other content are owned by KAIZEN or used under permission. You may view and use the site for legitimate personal or business enquiries. Reproduction, republication or commercial reuse requires permission unless allowed by law.

External websites and communication services are operated by third parties. Their availability, content and terms are outside our control. A link does not by itself constitute a guarantee or endorsement.

We may maintain, update or temporarily suspend the website. We do not promise uninterrupted or error-free access. Take reasonable precautions when sending documents and retain your own copies.

Responsibility for contracted services is governed by the management agreement and applicable law. Nothing in these terms excludes liability that cannot lawfully be excluded, limits mandatory consumer rights or removes obligations imposed by applicable data protection law.

Our Privacy Policy explains how we handle personal information. Where consent is required for marketing or non-essential tracking, it is requested separately. Accepting website terms is not blanket consent to marketing or advertising cookies.

These terms are governed by applicable UAE federal law and the laws in force in Dubai. Subject to mandatory jurisdiction rules, disputes relating to these website terms will be referred to the competent courts of Dubai. A separate management agreement may contain provisions specific to disputes under that agreement.

We may update these terms prospectively by posting a revised version with its date. Changes do not retrospectively amend a signed agreement without the consent or process required by that agreement and applicable law.
